FULL MANAGEMENT

Ideal For: Landlords who are not residing locally or prefer not to deal directly with tenants and looking for a hassle free return of investment.

  • Property Marketing and Accompanied Viewings: Attracting and vetting prospective tenants.
  • Inventory Management: Conducting thorough inventory checks including photo evidencing. 
  • Full References for each Tenant which includes employment reference to confirm affordability, credit check and current Landlord reference 
  • Carry out Right To Rent Checks in order to comply with legislation
  • Oversee, manage and Advise Landlord of any maintenance issues that arise and action as necessary, barring an emergency situation 
  • Tenancy Agreements: Preparing and managing all necessary legal documentation. 
  • Tenant Check-in: Ensuring the tenant is checked in against the inventory. 
  • Advise all utility companies of readings and Tenants details on changeover 
  • Periodic Inspections: Regular property inspections to ensure tenant compliance and property upkeep. All professionally recorded on 
  • Regular feedback 
  • Repairs: Arranging or recommending necessary repairs. 
  • Rent Collection: Collecting and processing rental payments, credited directly to your bank account.
  • Advise all utility companies of readings and Tenants details on changeover
  • Tenancy Renewals or ReAdvertising: Managing tenancy renewals or finding new tenants as required. 
  • Regulatory Compliance: Ensuring your property up to date and complies with all regulations including EPCs, CP12, and EICR and Gas compliance. (for landlord certification and remedial works, additional fees apply)
  • Option of rent guarantee and other policies (additional fee)

LET ONLY

For landlords who prefer to manage their properties directly. They will be responsible for registering with the Deposit Protection Service and lodging the security deposit, collecting the monthly rent, handling their own maintenance issues, performing inspections and generally managing the tenancy.

Our Let Only service includes:

  • Property Marketing and Viewings: Finding and vetting prospective tenants. 
  • Full References for each Tenant which includes employment reference to confirm affordability, credit check and current Landlord reference
  • Inventory Management: Preparing detailed inventories (additional charge for check-in). 
  • Tenancy Agreements: Preparing agreements, includes drawing up initial Assured Shorthold Tenancy Agreement 
  • Initial Rent and Deposit Collection: collect deposit and 1st months rent to forward in to Landlord, minus the total amount of our fee for the period

Note: Ongoing maintenance and rent collection will be the landlord’s responsibility.

Our Tenant Find service focuses on:

  • Property Marketing 
  • Property viewings 
  • Tenant referencing 
  • Tenancy Agreements

Note: Once we have completed the above services it will be the landlord’s responsibilities to carryout tenancy management
